Well, well, well—Emerald Bay never fails to keep things interesting. This morning’s Spotlight offers a perfect example.
Immediately after the November 15 Spotlight noted that 138 Emerald Bay had gone into escrow—and that trusted sources were whispering about 64 Emerald Bay and 523 Emerald Bay following close behind—the market wasted no time confirming the tea. By that same afternoon, both 64 and 523 were officially reported in escrow, and 138 went on to power straight into the end zone. Great news for 138… but some slightly less festive new update for 64. Let’s break it down.
138 Emerald Bay has officially closed escrow. After 255 days on the market, a series of price reductions (and a few increases for good measure), the home—last listed at $9,595,000—ultimately closed at $9,800,000. Yes, that’s 2.14% over the final asking price—yet still $50,000 below its highest list price back in April. If that sounds a bit confusing, that’s because it absolutely is. Welcome to real estate.
Meanwhile, 64 Emerald Bay stepped out of escrow this past week after only seven days. Perhaps the third opportunity will finally be the charm.
With these updates, Emerald Bay now sits at seven active listings, two homes in escrow, and now eight closed sales for 2025. Despite a little turbulence, the market appears to be smoothing out and leveling off at cruising altitude.
