It looks like the Emerald Bay real estate market is gaining some significant momentum!

 

312 Emerald Bay has now officially closed escrow after 200 days on the market and three price reductions. Originally listed at $6,395,000 and most recently priced at $5,095,000, the home ultimately closed at $4,800,000—a $1,595,000 reduction from its initial list price, reflecting a 24.94% adjustment.

 

70 Emerald Bayfirst offered at $22,500,000 and later reduced to $19,995,000—entered escrow after 320 days on the market, marking another significant development in this week’s activity.

 

In addition, 145 Emerald Bay initiated a substantial $2,505,000 price improvement, bringing its new asking price to $24,995,000.

 

With these shifts, Emerald Bay now has 6 active listings on the MLS, 4 homes in escrow and 7 sales in 2025—a noteworthy change given the quieter pace we’ve seen in recent months.
