Emerald Bay | Season 2026 — Episode 12
“The Disappearing Listing”
Get that coffee ready.
Because after last week’s calm, rumor-filled pause… this week delivered something subtle.
Not explosive.
Not headline-grabbing.
But in Emerald Bay, sometimes the quiet moves are the most interesting ones.
The Market Check-In
At first glance?
More of the same.
No new listings.
No new properties "publicly" in escrow.
No new sales "officially" recorded.
But remember…
Just because something isn’t public doesn’t mean something isn’t happening.
And this week, one property quietly slipped into the shadows.
Plot Development: A Listing Quietly Disappears
This past Thursday afternoon, 307 Emerald Bay exited the MLS.
The status?
Cancelled.
Now, as loyal viewers of Season 2026 know… that word carries a little extra intrigue.
Because when a listing simply runs its term, the MLS labels it “Expired.”
But Cancelled?
That’s different.
Cancelled means the listing agreement ended before its scheduled expiration.
And that opens the door to several possible storylines:
Was the listing truly cancelled?
Will it reappear on the MLS shortly to reset the Days on Market clock?
Maybe with a new price?
Or…
Was it quietly removed because something else happened behind the scenes?
Perhaps something that doesn’t require the MLS at all?
The Sleuths Are Watching
One thing is certain.
The Emerald Bay real estate sleuths are already on the case.
Eyes locked on the County of Orange Assessor’s records.
Because if this was a quiet sale…
the paperwork eventually tells the story.
And when it does?
You can be sure we’ll be watching.
Closely.
Meanwhile… A Mystery Solved
Speaking of quiet transactions…
Last week we mentioned an off-market beachside sale for $9,000,000 that appeared in the county records.
At the time, the identity of the property was still a mystery ... to most
But now…
The reveal.
78 Emerald Bay
No MLS debut.
No public marketing.
No open houses.
Just a clean, quiet transfer.
Because in Emerald Bay, sometimes the biggest moves happen without the spotlight.
Meanwhile… Across the Harbor
Because every good show eventually gets a spin-off.
And lately, a few viewers from the private waterfront community of Bayshores Newport Beach have been asking a fair question:
“Why isn’t Bayshores ever mentioned in the show?”
Fair enough.
So let’s cut across the harbor for a quick look at what’s happening on that set.
Bayshores | The Tea
Things have been quietly active in the Bayshores market.
Currently there are four properties listed for sale, with prices ranging from:
$12,495,000
to
$26,495,000
And so far this year, three sales have already closed:
$6,000,000
$15,000,000
$19,500,000
But here’s where it gets interesting.
It appears one buyer purchased both the $15M and the $19.5M properties.
Which raises a familiar question we’ve been asking all season:
Is smart money quietly assembling coastal positions again?
Because when one buyer starts collecting properties in the same neighborhood…
that’s usually not random.
And One More Whisper…
Rumor also has it that one of the Bayshores bay front homes currently being prepared for the market is already under contract and set to close.
No MLS debut.
No open houses.
No marketing tour.
Just quiet waterfront real estate moving the way it often does at this level.
We’ll be keeping a close eye on that one.
Because if the rumor proves true…
that’s a storyline worth watching.
Where We Stand
So here we are again.
No public escrows.
No fresh inventory.
But plenty of movement beneath the surface.
Buyers still touring.
Offers still being whispered about.
Listings quietly disappearing.
If Episode 10 was the shockwave,
and Episode 11 was the aftershock…
Episode 12 feels like the part of the movie where the music gets quiet
again.
Right before the next twist.
Next Week on Emerald Bay…
Will a recently departed listing quietly reappear with a refreshed clock?
Or will the county records reveal that the story ended somewhere other than the MLS?
Will another quiet sale surface?
Or will one of those rumored offers finally step into the spotlight?
Stay tuned.
Same coastline.
Same cast.
And the same underlying truth:
Pricing is Everything.
